Home buying costs in Spain: what it is and how it works

Buying a home in Spain means paying, on top of the price, costs that usually add up to 8 % to 13 % of the purchase price. The largest is tax: on a resale property you pay the transfer tax (ITP), whose rate is set by each region; on a new build you pay 10 % VAT (IGIC in the Canary Islands) plus stamp duty (AJD).

On top of the tax come the notary, the land registry and the administrative agency (gestoría), plus a valuation if you take out a mortgage. Since 2019, lenders pay the costs of setting up the mortgage, except the valuation. The calculator uses general rates; many regions offer reduced rates for young buyers, large families or lower-value homes, which you can enter as a custom rate.

How to use it

  1. Enter the property price and choose the region.
  2. Say whether it is a resale or a new build and whether you need a mortgage.
  3. Check the breakdown of taxes, notary, registry, agency and valuation.
FormulaCosts = price × tax rate + notary + land registry + agency + valuation

Worked example

In the Community of Madrid, a €250,000 resale home pays 6 % ITP (€15,000). Adding notary, registry, agency and valuation, costs come to about €17,100, or 6.8 % of the price.
